Landscaping’s Effect on Real Estate Value

Is landscaping a good investment? Well, make sure it’s GOOD landscaping! Well done, professional landscaping can add approximately 6% -13% to the value of a home compared to a home with no landscaping or even poor landscaping. This depends on what kind of landscaping you’re installing,of course, but let’s take a look at this.

“The Appraisal Institute, the nation’s largest professional association of real estate appraisers, today encouraged homeowners to pay close attention to their property’s landscaping as it could have a major impact on value.

The American Society of LandscapeArchitects suggests that homeowners invest 10 percent of a property’s value in landscaping. In fact, a well-landscaped home can add approximately 6 to 13 percent in value compared to a property with no landscaping, according to one source.

“Don’t underestimate curb appeal. A home with lackluster landscaping or an exterior in desperate need of a fresh coat of paint will likely be unappealing to prospective buyers and, ultimately, could affect the home’s potential resale value,” said Appraisal Institute President James L. Murrett, MAI, SRA. “Consumers need to ask themselves if their landscaping is attractive enough to make a prospective buyer walk through the front door.””

Paying attention to the most urgent needs of your property as well as curb appeal are the most important places to start. Also think about usage areas such as a patio for outdoor entertaining and a front walk. Mature trees and a good lawn also enhance property value. So, if your property has an unsafe slope that needs to be regularly traversed, then think about adding some stairs. If you have no trees or a lawn full of weeds, consider upgrading those parts of your property. Of course, you should also look at features such as a patio, a fire pit and other things that would attract a buyer.

Curb appeal is extremely important. Make sure that the first impression is a good one for a prospective buyer. Look at how the house looks from the street. How does the front walk look?

Paying attention to these things on your property and installing well thought-out landscaping features can increase the value of your home significantly. Not only will you increase the value of your home, but you will enjoy it more, and so will your guests!
